My double room was equipped with a work desk, tea/coffee making equipment, and television. The location was fantastic between the bridges. What's more, it was short walk to Newport-on-Tay, Dundee and the river.

The double room with a balcony offered fine views, perfect for watching the sunset over the water. The room itself felt cozy and well-furnished.
Sound insulation could be better. You'll hear footsteps from above pretty clearly, which might disrupt some evenings. The lack of breakfast options on site was a bit inconvenient. A nearby café does serve breakfast, but it requires a short walk. Lastly, smokers might find it inconvenient as there's no dedicated spot, requiring a trek to the pier.

Perfect getaway for couples
Great location on the shore of Tay estuary, amazing view across to Dundee. My wife and I really appreciated the character of this place, a modernized boathouse, very cozy yet historic.
It wasn't exactly a bargain, but I guess you pay for quality.

The King Room with Sea View offers fine vistas, especially during sunset when the view transforms beautifully. The peaceful atmosphere created by the location.
Sound insulation could be better. Footsteps from others can be quite audible, which can disrupt the tranquility. On a personal note, I missed having breakfast included, and although there's a nearby café, it's not the same as a full service on-site. If you're in need of easy access for drinks, options are limited, especially if mobility is a concern.

Amazing sea view from the balcony.
The sound insulation in the room was terrible. We could hear every step the hosts. It seemed like we had to tiptoe around to avoid disturbing anyone, ruining the sense of relaxation we sought.

Ideal for couples seeking tranquility
The old boat house is super clean, comfortable, and very peaceful. We stayed in room 3 with a little balcony overlooking the Tay and over to Dundee. The view was amazing, especially during sunset when the water turned golden. Plus, they had porridge pots in the room for a cozy breakfast which hit the spot!
It wasn't exactly cheap, but you get what you pay for, it's still acceptable.

Perfect view!
The king room with the sea view was amazing, super clean and comfy. We enjoyed the picnic area for some chill lunches. Had a bit of trouble with the TV remote, though. Still, the communication from our hosts was great. Definitely a great spot for couples!
